WHAT IS DEFECT INSPECTION/HOME INSPECTION?

Defect Inspection/Home Inspection is an examination conducted by home inspectors who has the training and certifications to check the condition of the property. Specific tools and equipment are used to make sure the material and workmanship quality are following the construction quality standard.

WHY DO I NEED A DEFECT INSPECTION SERVICE?

Defect inspection is done to make sure the property is in good condition, safe to live in and to protect your investment. Home Inspectors will help identify all the defects and poor workmanship done by the contractor and record down in a detailed report to be submitted to the Developer.

WHEN DO I NEED TO ENGAGE FOR THE DEFECT INSPECTION SERVICE?

Property owner is highly recommended to engage the inspection service right upon the key collection and before any renovation works start.

WHAT IS THE QUALITY STANDARD OR GUIDELINE USED IN THE INSPECTION?

Our inspection is based on the Construction Industry Standard (CIS 7:2014) and Quality Assessment System in Construction (QLASSIC) developed by the Construction Industry Development Board (CIDB)

WHAT IS THE DEFECT INSPECTION SERVICE CHARGE?

Our inspection service depends on the property size (total build up area in sqft) and the property type. Please send in your request for more details

HOW CAN I PROCEED WITH THE DEFECT INSPECTION SERVICE?

Once agreed on the quotation, the owner is required to confirm on the slot availability for the inspection date.

IS THERE ANY PAYMENT REQUIRED BEFORE THE INSPECTION?

Yes. We require a deposit of RM100 (for weekdays inspection) or RM200 (for weekends inspection) to book the slot available. Once the deposit has been made, we will lock the inspection date for you. Please make sure to confirm on the inspection date before making any payment.

ARE THERE ANY HIDDEN CHARGES FOR THE DEFECT INSPECTION SERVICE?

No. There are no hidden charges.

HOW DO I MAKE THE PAYMENT?

The deposit payment of RM100(weekday inspection)/RM200(weekend inspection) must be made to book the inspection date. After the inspection, we will issue out the balance payment invoice. Once the balance payment has been made, we will release the Defect Report to the owner. All payment must be made via online transfer.

WHAT IS THE SCOPE OF THE INSPECTION?

The scope of inspection includes the Unit Compliance Specification, Architecture, Mechanical, Electrical and Plumbing. Please check our service provided section for more details.

HOW LONG IS THE DURATION OF INSPECTION?

The inspection duration depends on the property size and the property condition. On average, it would take around 4-5 hours per unit.

IS THERE ANY DOCUMENT REQUIRED UPON THE CONFIRMATION OF SERVICE?

Yes. We require these documents (softcopy) for our inspection reference latest one day before the inspection date.

  1. Sales & Purchase Agreement cover page

  2. Defect Liability Period term in agreement

  3. Property Layout Plan in agreement

  4. Building Architecture Specification, Electrical Fittings and Sanitary Fittings in agreement

  5. Vacant Possession Letter

WHAT DO I NEED TO MAKE SURE BEFORE THE ENGAGING WITH THE SERVICE?

Upon key collection, make sure the water and electricity are available in the unit. Without the utilities, we are unable to perform a full defection inspection. Please be reminded to bring the TNB meter fuse on the inspection date.

DO I HAVE TO BE PRESENT DURING THE DEFECT INSPECTION?

You are not necessarily have to be present during the inspection. But we need to get access into the property on the inspection date. Once the inspection is done, we will contact you and explain all the defects found in the unit.

WHEN WILL I RECEIVE THE DEFECT REPORT?

We will generate the Defect Report within 3-5 working days from the inspection date. We will email the report once the balance payment has been made.
